Preenand Premachandran is the visionary behind the Swarna Graha initiative and envisages creating quality houses to the underprivileged at an affordable price. He strongly believes that India can reach realize its latent potential only when the basic social infrastructure is in place. Through the Swarna Griha ensemble of projects he envisions supporting the Government’s PMAY initiative, which is to provide affordable homes for all.
Preenand’s opines that the Government’s support for industries would give the much needed impetus to this segment giving it a thrust towards the nation’s self reliance. It’s with this synergy in mind that Felicity Adobe has decided to develop their first affordable housing project in Tumkur, just 60 kms from Bangalore and identified to be a Smart City under the Central Government initiative.
Prior to deciding on Swarna Griha-I in Tumkur, a survey covering 1480 participants was initiated. This brought out the fact that a majority of them aspired to buy a house, particularly those with annual earnings of less than 6 lakh. This encouraged the management to come up with a plan that would accommodate their requirements, along with a host of amenities to be built-in at an affordable cost. Each home has is provided with modern amenities such as lights, fans and flooring using vitrified tiles.
All initiatives taken in Swarna Griha-1 were with an aim of unburdening buyers and for instance, only one year of maintenance is charged. The key objective is that the buyer must enjoy living in his own house with a decent standard of living, a philosophy that’s reflected in each home. The company intends to replicate the success of Swarna Griha-1 by launching a series of affordable housing projects that are in the pipeline.
Also on the anvil are plans to create a self-sustained community by setting up the required social infrastructure around each of the Swarna Griha projects such as a school, hospital, old age home, shopping and other facilities to contribute to a good quality of life.
Other Swarna Griha projects planned in different locations across Karnataka and India will incorporate technical advancements in the construction and building industry.
Pranav Sharma supervises Swarna Griha-1 at Tumkur and also oversees the relationship part of banking and finances for the company. He is living his dream of being involved with a housing project that offers affordable housing for the underprivileged, an initiative he is passionate about.
He has a deep understanding of the target segment in terms of their aspirations, means, and challenges in procuring finance and leading a sustainable living. His work includes forging alliances with select financial institutions with the target segment towards helping them own a home and creating awareness about the PMAY scheme.
There are cases where he has decided on behalf of the company to absorb the initial processing fees towards helping prospective home owners. Pranav also leads a CRM team on site to help buyers with the banking process at any given time. Pranav took over this responsibility soon after completing his degree in Mechanical Engineering from BITS Pilani.
Vineeth Nair is the Vice President-Operations and brings with him extensive real estate experience of over 23 years in construction & project management. He is responsible for the design, development and execution of all projects at Swarna Griha and ensures projects are completed on budgets and on-time. He heads a large team of engineers, architects, managers and other specialists to ensure quality and compliance. Prior to joining Hebron, Mr. Vineeth was with Century Group, wherein he oversaw the execution of their projects.
Mohan heads the Accounts and Finance department at Hebron Properties. He has over 18 years of experience in hands-on management and business leadership working alongside board of directors, banks and attorneys of several leading corporations. His expertise is in budgeting, forecasting cash flows, business valuation and audits.
At Swarna Griha, Mohan’s role includes overseeing cash flows, predicting future cash requirements, risk management and compliance. He along with his team is also responsible for long-term business plans for each vertical. He has a sound understanding of the tax laws and requirements. Mohan holds a Masters degree in Business Administration (MBA).
